Brokerage Relationship

Apartment Match Florida is operated by Excelsior New Home Group, LLC, a Florida licensed real estate brokerage. Apartment Match Florida is a registered fictitious name (DBA) of Excelsior New Home Group, LLC. All brokerage and referral activity is conducted through Excelsior New Home Group, LLC.

Renter Information Disclaimer

Apartment Match Florida provides apartment matching and referral assistance using information supplied by apartment communities, property representatives, public sources, users, and other third-party information providers. While we make reasonable efforts to maintain current and accurate information, pricing, availability, qualification requirements, amenities, fees, policies, and referral programs may change without notice. Apartment Match Florida does not own, manage, lease, or operate any apartment community and cannot guarantee the accuracy, completeness, availability, approval, pricing, incentives, lease terms, or services offered by any property. All final rental decisions, qualification determinations, pricing, fees, lease terms, policies, availability, and approvals are made solely by the apartment community or property management company. Users are encouraged to independently verify all information before making housing decisions.

Community Submission Disclaimer

By submitting information, the community representative certifies that the information provided is accurate to the best of their knowledge and agrees to promptly notify Apartment Match Florida of any changes affecting pricing, availability, qualification requirements, referral policies, fees, amenities, or contact information. Apartment Match Florida reserves the right to review, edit, reject, suspend, or remove community information that appears inaccurate, incomplete, misleading, outdated, or inconsistent with our quality standards.

Apartment Match Florida does not create or manage property advertising for participating communities. Communities are responsible for their own advertising, property descriptions, pricing, availability, screening criteria, disclosures, specials, and leasing representations. Community-supplied information is maintained within the platform for matching and referral operations and should be kept current.

Referral Compensation

There is no upfront participation or subscription fee to participate. Excelsior New Home Group, LLC is compensated only according to the referral terms accepted by the participating community when a referred renter results in a qualifying lease, subject to the community's written referral requirements and compensation terms. Referral participation, compensation amount, eligibility requirements, registration requirements, and payment timing are established by the participating community and should be confirmed before a referral is submitted.

Limitation of Liability

Apartment Match Florida is an apartment matching and referral service operated by Excelsior New Home Group, LLC, a Florida licensed real estate brokerage. Apartment Match Florida is a registered fictitious name (DBA) of Excelsior New Home Group, LLC, and all brokerage and referral activity is conducted through Excelsior New Home Group, LLC. Apartment Match Florida and Excelsior New Home Group, LLC do not own, manage, operate, or lease apartment communities or units; do not approve or deny rental applicants; do not make community screening decisions; and do not control community pricing, availability, fees, specials, qualification standards, or lease terms. No rental approval, availability, pricing, concession, incentive, or lease term is guaranteed. Information displayed within the platform is factual information supplied by apartment communities, property representatives, public records, third-party data sources, or users and may change without notice. Although reasonable efforts are made to maintain accurate information, Apartment Match Florida makes no warranties or guarantees regarding the accuracy, completeness, reliability, availability, suitability, or timeliness of any information presented, and current information should be verified before a renter acts or before a referral is submitted. Apartment Match Florida is not responsible for errors, omissions, outdated information, pricing changes, availability changes, qualification decisions, referral decisions, lease terms, services provided by apartment communities, or any actions or omissions of third parties. To the fullest extent permitted by applicable law, Apartment Match Florida, Excelsior New Home Group, LLC, and their owners, employees, agents, affiliates, contractors, and partners shall not be liable for any direct, indirect, incidental, consequential, special, exemplary, punitive, or other damages, losses, claims, liabilities, expenses, or injuries arising out of or relating to the use of the platform, reliance upon information contained within the platform, interactions with apartment communities, or services obtained through the platform. Nothing in this disclaimer limits any rights or protections that cannot legally be waived under applicable law.
